Our 4/1 always rents quickly, but is challenging to get market rent due to low supply. We get a premium, but i would rather buy 3/2 in our low income market. Extra room has been bedroom and office at various times.

Greetings from the wet and gray part of the country!

My husband and I purchased, rehabbed, and are now active landlords in the nearby low income neighborhood. It's the 10th and we ALMOST have all our rent due. It's more work, but the price was right, the cash flow is good, and we both want to help the poor have affordable housing.

We've been on this adventure for about 3 years, have struggled to find mentors and information, looking forward to spending some time on the great site!
