Jesse, if you don't mind me asking, how do you find majority of your deals? Do you pay your contractors with them paying for material as well as labor or do you pay for materials?

Thanks.

Etc means any other fees that are usually associated with closing costs. The bottom line is they charged me $1300 for their title services and fees and this does not include transfer tax and title insurance.

Hello, I'm wondering what everyone pays for closing costs. Typically, I use the same title company and they charge me $695 plus deed tax, transfer etc, but with a lender they are charging a $395 lender policy + priority pictures, etc. Sounds a bit high, doesn't it? Total title costs are around $1300.

Hello, after reading many posts and doing research I've come to realize many people are spending around 20-25k on rehabs. The problem is, I'm spending anywhere from 35k-50k. Am I going overboard on the rehabs? Our properties sell quick and we make a good profit, but it seems as though people are spending only 20-25k? Our material costs is around 20-25k and labor is 9k-12k for carpentry only. We put in new granite counters, appliances etc etc. Please let me know. Thank you.

I've watched Flipmen, for the amount of work that they do I can't believe that they can do it for $25k in most cases, where it would cost us around $45k.

Hello, I'm wondering what the response rate for the members here are for their marketing campaigns. Such as, how many postcards are mailed out per month and how many deals you get from them each month on average? Thanks.

Hello all. As title states, I'm curious to know how many rehabs you have done at one time simultaneously. It doesn't have to mean at the same stages, but in one way or another be in the process of the rehab.

Thanks all.
