Some rehab style lenders make it difficult for newbies to gain maximum leverage due to lack of deals done.......NOT US!

As a direct short-term rehab style ender we lend to NEWBIES 100% of purchase & 100% of the rehab on 1-4 unit properties (in 18 states) up to 70% of the ARV. We lend to experienced investors 100%/100% up to 75% of the ARV! Newbies aren't penalized for lack of experience here. @Jeremy C. Like any business it takes time, dedication and perseverance to survive, or excel. I work with a direct short-term lender that lends in 39 states. We supply our loans to the entity (LLC) NOT to the consumer, so we are essentially lending to real estate investors (newbies and experienced). The states that we lend in do not require a NMLS license since we are lending to an entity (not a consumer) and although the property may be a residential property, the loan is considered a commercial transaction.

We gain a lot of business from referral sources (mortgage brokers, realtors, wholesalers, real estate investors, settlement agents, insurance agents, accountants, etc.). Each of those referral sources complete a W9 form and sign our boiler plate agreement that says the parties are not an employer/employee relationship (easy stuff). The referral source receives their fee on the HUD statement at the loan closing.

Our loans are 100% of the purchase & 100% of the rehab up to 75% of the ARV (after repaired value). We loan on 1-8 unit properties, offering 100% financing even to newbies.
