Andrew Bergen I have scored two homes here, UC and Bay Park, and while both were flip and hold, I could have easily cashed out with solid profit. Both needed a lot of work, but that's the goal right? Distressed homes in a good neighborhood. I think the house hack in PB was a great call. I regret I didn't make that move. -Flip

Looking at a house with five SMALL bedrooms, and only one shared bath on the second floor.  It's a run down college student rental in a hot neighborhood.  I think if I could convert two of the rooms upstairs to make a nice master suite, adding a master bathroom, and walk in closet, it would really appeal to the buyers of this neighborhood.  Thoughts?
