I'm looking at a property where the seller is open to financing, but with no terms in mind. I'm in the midst of learning more about them so I can craft an attractive offer. I'd love to know if any of you have had some really creative scenarios you've either heard of or done yourself. I've heard of people offering 5K every Christmas for 5 years or $XXX/mo until the seller dies, and so on. A definite departure from 7% interest on X dollars. 

Have any interesting seller financing stories?

Hello everyone. I've been making video updates for my financial investors on on a weekly basis. I've been getting some good feedback. I'm not about to say they are of the highest quality, but I do think I'm being transparent and informative. I was thinking about uploading these videos for others to see. They could be informative for new investors to see real flip updates, in real time, with real numbers. I'm in the midwest so it might also be helpful to see what a flip in my area looks like ($100K all in) as opposed to what is shown on TV ($400K-1 mil).

1. Do you think there is any liability to this so long as I don't post anything that is trademarked and all videos are mine?

2. Do you think if potential buyers see the videos, it will turn them off seeing the home before it was fixed and how much money went into it?

3. Do you think new real estate investors might be able to benefit from them?

4. Do you think the private investors will take issue with sharing the videos? (I could ask permission, of course)

AC first I think. But that's only around $1750. Could you do a partial bathroom upgrade?

Hello. I've just learned that my SDIRA can partner with...ME! Compliance people at my SDIRA co. say yes you can personally partner with your SDIRA so long as you aren't self dealing (purchasing something from yourself that you or a family member already own).

Questions:

Option A: Can my SDIRA and I go in on a conventional mortgage? The IRA would fork over the down payment.

Option B: Same scenario but with hard money loan?

Option C: I'm nuts. This can't be done.

Please don't say C.

What CK Hwang said is accurate. Don't try to win, try to get it at what you think is an acceptable deal. Also, once you start doing this enough, you won't give a you know what. On to the next! There are more out there!

In my area, Cincinnati, there is very little inventory right now. Less inventory equals fewer sales. Could be a contributing factor.

Mostly the east side. I've done many neighborhoods. Deer park, Anderson, maineville, union Twp, Norwood....

Hello all! My name is Wendy Doris and I've been flipping in Cincinnati for 7-8 years. I did it part time for 5 of those years for various reasons (other full time job, was traveling, had a baby...). Usually that meant 1-3 houses per year. Last year I did 4. This year I am completely committed to completing at least 10 deals.

What I'm looking to improve upon is having a better system in place in order to tackle so many homes in one year. I'm also looking to eek out a greater profit. It seems the good flippers in my area are making 30-40K while I'm back in the 15-30 range.

Any questions are welcomed and advice is much appreciated!
