Jack, have you considered leveraging your equity instead of selling outright? Get with some banks and see what options you have that would allow you to keep your NY asset "and" invest in FL. Maybe look into a refi/cash-out or a HELOC. I like to try to increase my Net Worth and I'd rather not get rid of a performing asset if I can help it, but that's me. Maybe you'd rather focus on cash flow primarily. After you research everything, go with your gut.

I would agree with treating annually. However, I'm located in Central Florida. In tropical environments like Florida, from what I've read, we have a very conducive climate for multiple species of termites. FYI Termite treatment is fairly simple, purchase a termite stake kit online and have a handyman circle your property planting the stakes about ten feet apart and a couple feet from the wall. Increase the number near damp areas (e.g. HVAC drain line). Maybe even call a couple local exterminator companies and inquire about pricing... During your conversation inquire about frequency of treatments and risks to your specific area.

I would recommend listening to all the biggerpockets.com podcasts that deal with wholesaling.  Take notes, and listen to them again and again.
