How much should it cost to get your maps drawn up? Also, do you go to an architect, or someone more specific?

I've been doing some homework, and I agree with juzamjedi. The midwest has some really good deals. I've also seen affordable multiplexes updtate New York, and around Michigan.

What are the main steps to consider if you want to develop some land? I realize that you need to get the land, but what then? I was thinking about buying some land and building a few houses, then selling them. What do I do after buying the land?

Here are the steps as I see it - please correct me:
1 - Buy land
2 - Get Architect to draw plans for properties, including subdividing the plots
3 - Get plans approved by city/town/county??? (how long does this take?)
4 - get permits - (where?)
5 - Hire Contractors to begin building
6 -Market properties for sale and sell them
7 - Recoup costs plus PROFITS!!!

I realize that this is reallly rough. Where I need help is with the official stuff. Permits, timetables, getting plans approved, etc. I'm looking for any and all advice here.

I was wondering if there was any way to get a 90 day loan for flipping properties. I've heard that something like this exists.

Good question. I did not really meet my goals, but I think I took steps in the right direction. Looking forward to making some real moves in 06
