Hey BP! I'm about to pull the trigger on my first deal. It's a foreclosure, so I can't have any contingencies with my offer. Before I submit my formal offer, I'm wondering how important it is to do a septic inspection. The house was built in 1966, so there's a chance the cesspool could be very old. I'm still waiting to hear back from the town about when it was installed/last replaced. In the meantime, I would like to make an offer before the deal gets scooped up. I have a regular home inspection this afternoon. Should I just make an offer if the inspection goes well, or would you suggest a septic inspection before moving forward? Thanks! Francesca

Hello, BP members!

Does anyone have experience investing in Shirley, NY? Although it's a bit of a hike from where we live in the City, its affordable housing market makes it seem like a good place for a fledgeling investor like myself.

I am specifically interested in the waterfront area, south of William Floyd Hwy. Although in a flood zone, the properties tend to have higher values, and the crime rate is lower. Because we plan to buy all cash, we are not required to purchase flood insurance. 

Any advice or input would be greatly appreciated.

Hey gang!

I am familiar with some of the pros and cons of these two types of investment. I understand that a condo purchase provides you with a deed, as well as fee absolute ownership, and investing in a coop is really just shares in a corporation. While coops in NYC are generally cheaper, I tend to think condos are a better investment. I would love any feedback about your personal experiences. E.g. any real differences in rate of appreciation, ease or difficulty of subletting, selling your unit down the road, etc. Thanks in advance!

Hey everyone! I've been on the bigger pockets sidelines for awhile. I'm obsessed with the podcast, read the blog articles, and own several of Brandon and Heather's books. 

Now that I have my real estate license, I'm looking forward to taking on a more active role as a BP member.
