@Katie Magar, @Jimmy Marks, Hi my name is Frank and I live in Arlington TX, I am looking at possible markets within 3 hours of home. Huntsville is high on my list and I am looking to make some contacts. If either of you can point me to any groups online that might have more info I would appreciate it thanks. @Austin B. if you go to https://home.flipwithrick.com/freewholesaling they have a lot of good training but the also offer free purchase and assignment contracts to download. It may be worth taking that when you find a real estate attorney and having them look over it. I'd imagine that would be more cost effective than asking them to draft a whole new contract. A lot of what I have heard from more experienced wholesalers is that the TREC contract can be very overwhelming and make sellers kind of nervous. Something shorter and more clear cut helps their comfortability level and looks less like there may be something hidden they may overlook. I am using Texas Secure Title but I use the Ft Worth office and have a personal connection there so mileage may vary, but at least it is somewhere to start. If you are not sure what to ask flipwithrick also has specific videos on working with title companies and what to ask. I am just getting started as well. I will say that there is a ton of free info online. If I were starting over I would start with Flip with Rick https://home.flipwithrick.com/freewholesaling they have a great starter course that has info that others charge for. Also definitely start building connections in your community, meetings etc. As soon as you feel comfortable that you know enough to chat about what wholesaling is and how it works then start telling people at every opportunity that you are looking for houses to buy. You will end up with connections you would not expect. Feel free to connect with me on here and we can chat if you have any specific questions. I would wait until you know what you need to get out of a mentorship before jumping in with that big a financial commitment. I would want to know exactly what I am looking for out of the arrangement, community, guidance on a specific area that has proven difficult, etc. Best of luck!

If you stay on these forums you will get plenty of info. You can check out https://home.flipwithrick.com/freewholesaling Flip with rick also has a youtube channel with a lot of good info. As far as saying you are finding them a buyer I think that language may be problematic if you are not a licensed agent, but I am not an attorney. When you wholesale you do a contract with the buyer that you should have some way of performing on from the start. You are then essentially selling that contract. I am in Texas so currently there is not a lot of regulation or need to be licensed here, but rules vary by state as noted above. You will need to make sure that you use a contract/purchase agreement that clearly states it is assignable. Check out the videos they also have contracts and keep learning. There are a ton of helpful folks here that love to chat with new wholesalers like us, so keep asking questions. Your risk will typically be your earnest money and your reputation if you start signing contracts you fail to sell or perform on yourself. Your contract should have a due diligence/inspection period that allows you to walk away with your earnest money but if you miss that window you could be out whatever you put as EMD. However you want to make sure that your deals are closing as often as possible so that you have a reputation as some one who performs. The other risk is time. It takes time to get deals and it can get discouraging grinding away I have been at this for months and no deals yet but I just don't have a ton of time to be on the phone or driving so I will just have to stick with it longer to get that first deal under my belt.

Deal machine has free contact data and I have had decent results. It is worth it for me between the driving for dollars functionality and the contact data.

If your network can not connect you with a buyer you may want to see about https://www.keyglee.com/submit-a-wholesale-property they will help you with disposition. I have not used them but it is plan D for me when I get my first deal as time is usually the primary concern for motivated sellers and like you I may get some great deals that don't fit the buy and hold portfolio I am trying to build.

I couldn't find anything actually free. So I started with a notepad and I would write the street I was on then all the house numbers. I signed up for deal machine just before the holidays figuring that the free skip tracing basically offset the cost of the app. I have been pleased with that so far.
