I don't see much value on the inspections. The reports are generic and lack substance.  I waived it on my last purchase.  Either way, one can still use attorney review to bail. 

Ouch,  24 hours! I'm reaching 8 weeks.  This was supposed to be an easy loan.  

I ask myself the same question. Maybe to save time,  I guess.  I'm far into the process.  Also, I negotiated a refi rate at 5.625% and I am getting a $1,000 credit. 

We are currently in underwriting.   I guess I'll have to eat the appraisal and processing fees if I cancel.   What else do I have to pay if I tell them to take a walk?

Here is an update. 

The 2-year records were triggered by me transfering some funds to my wife's account.  They assume this was a business transaction and rather than asking "do you have other businesses" flagged every single possible account and transfer they could.  I had to provide a written stamtenet indicating I have no businesses.  

This is the absolute last time I use Citibank Mortgage for anything remotely related to my businesses.  They are absolutely horrible.  I am a returning costumer, I thought they were going to care for that. Boy, I was wrong!! This has been n absolutely painful experience. 

Their latests now is to reduce the loan to 63% ARV becuase... I can't figure it out, yet.

Makita was on my list. They make great tools.   It's a geat combo at a fair price.   I agree,  those are the three most useful tools anyone will ever need.

Yes,  a corded circular saw is a must, these battery-powered circular saws can't do countertops or 3/4 plywood for long.  They are great for small projects. 

I am a big fan of the oscillating multi tool, I use that thing for everything. I mean everything,  it is my favorite.   Then, I have a little brick project for the grinder.  I think that sold me on this set. The rest are bonus tools, which may land on Craigslist. I'm not sure. 

The radio has a corded option,  but I haven't tested it yet. I see how the 2 amp batteries will be great for the flashlight and radio. 

The leaf blower worked surprisingly well,  but not having the 20V, 6 amp batteries ($150/2), I went through the 2 amp ones in no time. 

Now,  all I need is a new deal to make them pay for themselves!

After looking for a while to upgrade my powertools, I found this, 

DEWALT 10-Tool 20-Volt Lithium Ion Cordless Combo Kit

Model # DCK1020D2

The usual price is $849, Lowe's has it at $529.

I ordered it up at my local Home Depot  and they matched Lowe's prices. They didn't provide the 10% discount becasue it was an online order.

Home Depot will also match a competitor's advertised prices by 10% if you find a lower price. But there are some restrictions on getting that extra 10% off. You can get that discount only in stores, not online.

I went through 2 Ryobi sets and fried them, I don't recommend them. This is an fair rice for a Dewalt set.  The tools are not brushless, which is absolutely fine. 

I ordered the 6Amp batteries on eBay. The kit comes with useless 2 amp batteries.

Your post reads "hardship withdrawal", have you considered a 401(k)  loan at 5 years? The rate is  1% above prime,  paid to yourself. 

Unfortunately,  the loan limit is only $50,000. The origination costs are cheap, +- $200.  The limit is 50% of your available balance up to $50,000.

Home depot offers this service.  I ignore if they provide the CAD files. 

I use AutoCad.
