Hi all,
Whats your experience with direct mail campaigns for larger multifamily? I am a agent/investor thinking about starting a direct mail campaign but not sure if its worth spending $5k over a 6month period.
Does it work?

Right now i dont know, what i dont know... I'm looking to purchase a 50+ unit apartment deal.
I dont know how to read PL statement/ T12. I know what most of these terms mean as individuals, but when i look at it as a whole, I dont really know what i am looking at.

This guy has a really cruddy T12 and Rent Roll that he provided me with. its a 108 unit building with different unit sizes.
How do i estimate what the gross potential rent is as a quick estimate?

I need to get more organized. When someone sends you T12 and Rent Roll, do you download the PDFs and put them all into a folder?
Do you use a CRM?
Pen and paper?
