Our REIA group visited a property purchased through Skystone by one of our members. We all agreed the price did not seem like a great "deal" price wise. However, the purchasing member was new to flipping and thought process was at least smooth.

Hi Alvin,

I suggest you join GaREIA if you have not already - https://gareia.com/

Their I have expanded my network greatly by attending events and zoom meetings with likeminded people.

As far as contractors go, I would say talk to Zach Friedensohn from Nery Construction They have a great reputation within the GaREIA group. I have personally seen their work, walked multiple projects of theres with other investors. They are "investor friendly" so they would understand your needs.  https://neryconstruction.com/

Post: Triplex zoning (Atlanta,GA)

My partner and I are looking at multi-family properties. We are interested in several triplexes. This would be our first purchase of this type of property so we are new to how zoning affects them.

The triplexes we are finding so far are zoned either, Residential 2 family or as Single Family homes. We are wanting put an offer on one specifically that is listed as a SFH built in 1920 3 meters outside. The owner has been renting it as a SFH but we want to turn it back to a triplex. What are some ideas on navigating this zoning complication or would this be a safe purchase as is? We want to use this as a Triplex and it is zoned R5 that allows for a duplex.

To add another complication our lender said that it will appraise as a triplex and we wouldn't get financing because the tax record doesn't reflex that....anyway..... Thank you all for your help!!

So I just found out that the property was converted to a Single family and has been rented that way in recent history. The owner says I would have to convert it back to a duplex. Would this deal be one to walk away from if my purpose was to use it as a duplex? I am thinking that the zoning red tape would be difficult to revet the building back to a duplex. Would this be correct?

@Jaysen Medhurst Thank you for your reply. Great points. The one house in particular was built in 1920 so that makes sounds about right it being built before zoning changes.  I was just worried about the tax record saying Single Family. We are going to take a closer look at it today.
