Post: Pest Control Expense

In all the forms and calculators to estimate expenses no one seems to include pest control. I live in Georgia and you have to have it for the termites. Do you factor in pest control as a monthly expense and what is a good number to use here in the south?

Thanks, Shaine. Thanks Ralph. I figured that was probably how it works, but I just wasn't sure. @Shaine Cobb, how is the investment market in Augusta? I always see such affordable places for sale there. Seems like you get a lot for your money, but I haven't visited so I don't know about neighborhoods and employment and vacancy and such. What might you say the pros and cons of Augusta are right now?

Newbie question. Do buyer broker contracts specify geographical area? For example, I am looking at buying rental properties in Georgia and South Carolina, but can I have two simultaneous buyer-broker contracts for each area? I want to work with realtors in each area that know the area well. Is area just something I work out in the contract with them?
