Seeking a loan secured against a 34-stall RV park located in Beatty, NV ■ Significant investments have already been made to improve the asset and stage the RV park for substantial growth –Recent improvements include site work and leveling, fencing, installing on-site shower and laundry facility and the construction and installation of 5 tiny homes –Currently cash flowing approximately $20,000 gross per month primarily from long-term tenants –Recently started to book nightly and weekly rentals which should drive additional cash flow ■ The park will benefit from both short-term renters passing through Beatty, NV on their way to Death Valley National Park along with the large population of contractors that work in Beatty due to significant mining and solar development projects that are underway in Nye county
