WHY is it so hard–actually could NOT find anywhere–the price after free trial?!

In trying to be short, we've experienced FIVE defaults over last 3 yrs., 2 r recent. This is due to PM poor attention to details. But, they won't admit this & count on owners to ‘suck it up' & lose $$. I mentioned E&O insurance… they don't have it. We are out @ $50k in cash flow. They also wouldn't file a lien or file to evict. Also, did not verify one of the tenants. Allowed both arrears to escalate.

Anyway, we are 8 miles south of ATL. Property is on solid footing (esp. if we don't have more defaults). Small retail CRE, 89% occ., 1 vacancy (5/23). There are MANY residential PM's. But, retail cre seems scant. I've contacted 20 PM's & no callbacks.

Could use recommendations Re: commercial PM of a small strip, 100% occupied. Experiencing some trouble with long time current management collecting rents on time, etc.
