I'm working on a medium to small development (30 doors) and would like to know if there is a checklist for due diligence that anyone has used and can share with me. I'm looking more on the road and infrastructure side of things as well as letters to get from the city. I've done smaller new construction deals before just never had to build a road and would like to be as prepared as possible before purchasing the deal.

@Barry Ruby I've got all that, I would just like whatever information of issues people may have ran into by doing these kinds of deals.

This year I'm working on two larger land development deals. The smaller of the two is for a 30 unit multifamily townhome project that I'm working on purchasing.

I've built several new construction homes, but I haven't done any roads or utilities.

Anyone have experience with this and care to share some things I should look out for?

I have a piece of land in a great area that I want to put a couple of duplexes on. The lot is big enough to accommodate any size building, but my question is, would you build a 2 bedroom 1 bath , 3 br 1 bath, or 3 br 2 bath? 

I have heard conflicting things and good reasons as to why do one over the other and would like to hear what some of the experienced people have to say.

We are hiring someone to come in-house for the first time and work with us both cold calling and wholesaling leads. We intend to keep a number of our leads, but others we will be sending out as wholesales. We are not new to wholesaling, however, we are new to hiring someone to do it for us. My question is, are there any resources you have used in your company for new "non-employee" wholesaler positions? Pay schedule, expectations, liability waivers, etc..
