where does the LTV go in the math? As wholesalers, are we just looking for distressed homes with low LTV's %'s?

what about the liens? do we (wholesalers) make sure there are no liens on the property, or do we leave that up to the buyer to check the title of the property?

How does a wholesaler go about finding out how much a homeowner owes on their mortgage? Do I first knock on doors of distressed homeowners and have them fill out a release form? How do I get this information before knocking on homes of distressed homeowners in the pre-foreclosure stage?
