Hi Windsor investors; We recently purchased another single family investment property and are looking to complete some renovations. Does anyone in the Windsor, Ontario area have any reputable framers and drywall installers they could recommend. Any help or direction would be great, as the person we use to use is no longer in the area. Thanks in advance

Rich Ng - it would only cancel the eviction process if the tenant paid in full and prior to the sheriff placing the notice on his door. Since the tenant did not pay it full the eviction stands. He is still able to pay the balance but since the notice is posted he can still be evicted. We were in contact with the tenant this morning and he stated that he will pay the balance tomorrow however he is still at work and hasn't seen the sheriffs notice yet. Should we leave it alone or give him a heads up that the notice is there?

Yes, that includes court costs/ fees as well as February's rent. He said the rest is coming tomorrow... Although the sheriff did put the eviction notice on his door today. I will keep you updated with the results.

Thank you everyone! Update: the tenant paid $3000.00 of what is owed (the max allowed to be e transfered in 24 hours) the sheriff is still going today to post the eviction notice the outstanding balance is $570.00 It's a start, we did accept the $3000.00 as the landlord tenant board suggested. Here's to hoping we get the remaining balance!

The tenant actually is out rent from November 1st onwards however with we gave him leniency in November as he gave us a sob story and we hadn't had much experience... Once the process started it took from December till February to get a court date... Which he did not show up for. Ontario is very tenant friendly... The courts gave him until February 26 to pay which he didn't.. (everything owing since november) the sheriff is placing the eviction notice tomorrow however if he pays prior to the sheriff going yes we get our money which is great but it will also void the eviction process. The tenant originally stated he had gambling issues and today when he called he said he had money invested in the USA stock market which 'is taking a long time to clear' this seems like an unlikely story and another ploy to extend the eviction process. We aren't stopping the process even though he's giving us multiple stories and reassuring money is coming. Has anyone else dealt with a tenant who creates multiple stories to try to avoid eviction? Any tips to help make this process easier.. We haven't had to do an eviction before, we've been lucky!

One thing I've noticed is that this individual knows how to make the system work in his favour. He had until last night at midnight to pay however I believe he knows that by us going to the sheriff's office today... This buys him time as he won't be served until tomorrow and can still void this whole process by paying before the sheriff gets to his place of residence. We have attempted prior to this eviction process to work with him and every time he gave us a cheque it bounced. That being said, we just want to have him vacate the unit. We drove by this morning and everything seemed fine... Maybe we can try again tonight and make sure nothing has changed.

The tenant attempted to call me after not having any form of communication with me for a month the day before the sheriff is posting eviction notice at his door. He left a voice mail wanting to touch base. Is it my best interest to phone back or wait until the notice has been posted.
