Hello Desi, thank you so much for your response. Im just seeing it now, ten months later. Well i am happy yo share that I took the big step and purchased my first rental. I did it using a fha loan here in wisconsin with a very nice rate. Its a 3 family building. I am currently living in one of the units, there for not cash flowing, but if i wasnt i would come out ahead $275 in my pocket. Not bad for my first one i think. The property is only 30 years old, which is pretty new in compare to the other ones I saw before picking this one. Well, my next question is where to go from here. Whats a good way to jump into my next one? I have only been here this one for a month, but im ready to learn how to get my second one. I am very energetic and willing to learn as much as possible. Once again thank your response and sorry i took so long to reply. I will looke into the notes and learn more about it. Any help/info will be extremely helpful and grateful....

Hello everyone. Been wanting to invest in real estate for the longest and finally making the jump. Owned the house I live in for 10 years now and just got an accepted offer on a duplex 2/2 for 80k. The house is in good shape and im happy about the deal. Its about 2 miles from where I live now so I know the neighborhood pretty well. Had to put 25% down. My question is; I want to buy my next property in the next year or so, how would I go about buying my next property without having to put that much money down? Sorry if this question sounds dumb but like I said, im new to this, but willing to work hard, learn as much as possible and be as aggressive as I can. Thanks for any input.
