Sorry if I'm reposting a question, I couldn't find the answer anywhere. Found tennants for my three BR home. Three unrelated people. Should I run a background check on all of them? And collect the background check fee from each of them? They will all be on the lease. Or should there be just one primary applicant with two co-applicants and only one background check? God I'm such a newbie!!!

Newbie question. When prequalifying possible tennants I am running into some seriously crazy people. I've been able to disqualify all of them due to income amount, credit score, etc... However, I'm wondering if I can disqualify someone based on gut feeling? If they meet the standards we've set but are just obviously not a good fit, can I just say no? How do you tell them that? What if that person is a protected class? Will they claim discrimination? Any help is much appreciated!
Just wanted to say hello. My wife and I close on our first rental property this week! A duplex in MN. Excited and scared. Wish us luck! I've been visiting the forums and many the past posts have helped us avoid some mistakes already. Thank you people!
Just bought our first rental. A "duplex" in MN. The property is actually two separate structures on one lot. A 3BR and a 1 BR. Trouble is the appraiser couldn't find comparable properties because of the uniqueness (not a normal duplex). Not a big deal for us as we just got the loan value under $100K so the bank was able to use a "drive by appraisal". Essentially just quick exterior photos and we move on to close. Just wondering how big of a deal this may be in a decade or so when we want to sell? Anyone encounter anything similar?
