Hi I prepared a list of 28 questions I provide  those that take  my CE classes . You are correct in order to help someone we need to know their level of expertise and background .

-They have enough of an understanding of tax benefits.

-They know how to analyze a property.

-They have enough of an understanding of 1031 exchanges and IRAs etc.

-They know how to search the MLS for deals in addition to deals even before they are listed.

-They can help create a business plan to accomplish wealth, retirement income, and financial freedom. (The big why)

-They have established relationships with local banks, contractors, attorneys, accountants, and others.

-Not all Realtors have the same expertise, just as doctors have different specializations. Don't settle, you are making the biggest financial investment, and you should have confidence that they will always have your back.

There's no need to pay for leads. Attracting clients is much better if you can bring value and expertise. What is your value proposition? In other words, why should they use you? How many people do you know from each of the circles? Reach out to me if you like. Thanks, and good luck.
