Thanks Charles and Edwin for your responses. I'm actually starting to invest with private lenders at the end of the month. I'll post details on my first deal and many more to come.

I plan on starting my own company within a year or two.

Hi everyone. I've noticed that some states require licenses while others don't. I'm going to begin buying my first property at the end of the month seller financing it using private lenders.

I can't find it anywhere, but does anyone know if you have to be licensed in CA to buy and sell mobile homes? If you could provide a link I would really appreciate it. Thank you!

Syndication is interesting I'll give you that. I'm prepared to take on an approach (starting a business is what I mean) with some investors to buy properties and sell them owner financed using private lenders to achieve the businesses goals.

I'm doing my first deal at the end of the month with my private lenders.

Syndication reminds me more of a fancy way of saying, "I work with investors to help them put deals together and I get a share of the profit without being a licensed realtor or broker." I'm choosing a different strategy but I appreciate your input.

Exactly! You know exactly what I'm thinking. I didn't want to be a landlord right away, even if I could, because I've seen in countless times from my parents where there's some awesome hidden expense for something breaking and you have to hire someone or go fix the problem yourself.

My first goal was to replace my PT job with $1k per month from bird dogging. (close to closing my first deal)

Then I planned on saving the cash reserves and using some private lenders to start investing.

Again, great observation Bradley. I don't know what people were thinking on here about borrowing a loan at my age. That's crazy. My goal after building cash reserves is to invest in property that's deeply discounted, fix or sell as is, and then carry the note...knowing in 2-4 years or so people will move out and I'll resell it again.

Thanks for the reply Jeffrey. My parents have been landlords for over 25 years and my family has owned property for almost 35 years. I've spent about 10 years of my life maintaining those properties and dealing with tenants myself. I don't enjoy dealing with tenants.

I understand what you mean about selling investments to others without actually knowing about it. Well I have three mentors that help me out, one is a biggerpockets member...John Fedro, another is an angel investor from Chicago, and another is an experienced mobile home investor from San Diego.

My parents are also helping me too. I don't plan on renting mobile homes nor do I want to. I'm working on building a buyers list and helping out another investor in my local area.

It's understandable a lot of noobies try this strategy but I don't know how in the world I can finance buying a 4 family home nor do I want to pay a mortgage on one. There's a lot of great short sales and foreclosures out here so I might look at helping other investors while I learn and build some cash reserves.

My parents are also looking at buying a mobile home park or apartment complex in the next few years after the alt A loans adjust sometime after December. I'll be helping them with that and learn how they do the investment.

Right Bill. You worked your butt off but I'm not complaining. I was looking at property last Saturday and I'm working on my buyers list this weekend. PT jobs aren't as flexible as full time jobs for providing income so I'm basically bird dogging right now and doing grunt work. I'm glad you pulled it off and it seems to have paid off don't you think?

And thanks Mike for the input. That was a nice first flip. I'm looking to start small with mobile homes sold using seller financing and then I'll move up after I have more success.
