Bump.  Anyone on here know about the Waco / Central Texas area as far as rentals?  Needing some help pricing a deal.

Property tax is under $3,000 per year

No immediate work is needed on the house.

I have an opportunity to acquire this property in the Waco, Tx area.

I'm looking at purchasing my parents' house outside of Waco, Tx and renting it. The house was built in the late 70s and is about 1800 sq ft. Seems going selling price is about $115,000.

Rents in the area for houses like this seem to be around $1,300 per month.

Any thoughts on the key things I'd need to think through to check the match on this property and if it's worth purchasing?

Awesome post!  Thank you for taking the time to walk through that.  As I read and learn, I found the thought process you walked through there to be very informative. 

I agree with overestimating expenses.  10% sounds high, but until I get more experience under my belt, I would prefer to be more conservative.

Is there a website that specializes in apartment complexes for sale?  I'd like to research that.  Heading to google now.
