Charles,
How do you go about convincing a seller to accept zero interest in an offer. I am interested in offering owner financing to buy properties on properties around 100k in dallas, tx.
I was thinking of offering 10% down payment and a 30 yr fixed at 6% interest rate, would that fly ?
How could I get a seller to accept zero interest, need suggestions, I want to make it my business to acquire more properties

How much down payment are you guys talking about in your examples ?
In my calculation a 1% property is good and will cash flow with 20 to 25% down.
Or are you guys talking about 100% financing ?

I only have 2and1/2 yrs experience as a real estate investor, so I am not an expert yet.
But I can tell you that if I can pay 40k for a property that will rent for $700/month, I would be more than happy, it's a great ratio.
Now if I have to pay cash for the house then it's not that exciting anymore because what makes my day is leveraging my money.
I heard that it's a lot more difficult these days to get the banks to give you a loan for the rehab.
I would also like to know the best way to approach such an investment as far as financing because I am also interested in similar cheap houses that need rehad to rent and hold them.
