@Stephen Dominick I have a ninja inexpensive way of finding motivated sellers on Craigslist. I created this video to show you how to use IFTTT.com step by step to contact FSBO sellers and make low ball offers. You aren't going to have as high a response as you would from a letter writing campaign, but with the help of a VA and a system, this will yield deal flow at a super low expense.

@Deborah Hill get the list from of delinquent tax owners from the county treasurer.  Then sort the list to avoid homes, commercial property etc.  Then mail low ball offers to the out of state owners first as they are less likely to have any emotional attachment to the property.  [Solicitation removed by Mod - J Scott]   This is a great model and mitigates your risk as you are only out a little money and time.
