I am new to this site as we'll...I am really enjoying the information and experiences shared here. I to have the same question that you are asking. The answer that I keep coming up with is personal decision and goals. I have paid cash for several properties, which has depleted my liquidity. I have really enjoyed the cash flow but really do not need it to live...meaning my nut is covered from other income. So my thought is this. I am going to refinance a property that I own free and clear(cash flow will be lowered,but still positive) to be able to jump on other opportunities. In the beginning I was thinking I wanted the comfort of the properties paid for, I experienced it and now I realize that I would still be okay if my cash flow was lowered and I could jump on other deals. Okay, hope that makes sense. Really is a goal thing...mine turned into a more long term goal and liquidity to jump on other deals. Thoughts?
