Does anyone know a good commercial broker I could contact to get the Class C cap rate for different parts of Akron? 

I'm googling, but you know how that goes.

Close to Gage and Spicer. What do you think about this area? 

Yes, I do plan on using them for college rentals. Actually, one is already leased out till July of 2018 and the other is leased until November of 2019. Both are cash-flowing.

I'm looking at a 3/1 SFR and 3/1 duplex 3 blocks south of the University of Akron. The cashflow on these properties look great, but I'm out of state and not familiar with Akron.

Should I stay away from this area?

@Joseph Gozlan - Good point. I'm looking at Tarrant County. Specifically Fort Worth. Class C properties. Looking for a value play if any are out there. 

Speaking of Plano, I ran across a 10-plex there recently. Right off Central Express in east Plano. Class C property. 100% leased. The CAP was 4%, which seemed pretty low for a C. Is that normal for a Class C MF in Plano?
