Hi Patrick. 

We also use strict. I feel that it is both fair to the guest and to our clients. Depending on the booking length/time of year/etc. it can be hard to rebook those dates. We do sometimes tell the guest if they cancel on their end and we can rebook those nights we are happy to offer a full refund

Hi Tatum! I am a short term property manager in Indianapolis and we do a lot of setups for our clients, so we have some experience with this! 

I would recommend;  

- A theme! Being in a college town it could be themed around that college or sports like you stated

-Amenities Amenities Amenities! Airbnb has a list of things that you can check off if you have them, the more the better! And a lot of them are easy. For example a highchair, board games, kids dinnerware and much more! 

- Professional photos are a must. Try to find a photographer that does Airbnbs. This will help tremendously. 

- Wallpaper accent wall or walls! Peel and stick wallpaper is fairly cheap and not too hard to install! 

- From there I would just say make sure the experience is 5 stars from check in to check out. Digital guidebook, welcome basket with water bottles and chips, instant oatmeal, etc. and any other little things you can think to add around as well!

@Orion Hernandez Yes! I turned 20 on Thursday and I have 2 properties under contract! I am closing on one on Tuesday to use as a rental! The other I am closing on in May to flip! I 100% believe you should start early. It looks like you wholesale, so I would continue trying to do that and close on some deals, re-invest in some marketing to close on more and set the rest aside for your first rental!
