I am a fan of a weekly pay as opposed to hourly. I paid my last guy $750 per week plus a company truck. I think that is a fair price. My current guy is getting paid about $500 per week, but he is only working about 30hrs per week.

Yes, our local reia meets every 3rd Thursday at catfish Charlie's at noon. We have an active facebook group called nela landlords. The meeting is free to attend. I have around 90 rentals. I am currently running 5 complete remodels. I'm thinking about hiring a construction foreman that has his own small construction business and is tired of dealing with all the stresses of running it. He has lots of experience and I can totally trust him. I've known him personally for a long time.
My question is what would you pay him if you were me. He would oversee all the remodels and work on some new construction projects I am ready to start. I should be able to do more remodels at a time. I'm just trying to figure out what this position is worth. For comparison, I pay my full time property manager $750 per week, my full time maintenance guy (who drives my work Truck and uses my tools) $550/week. Average hourly wage for an ok carpenter ,with maybe a little bit of a rough past, is $12/hr.

I have been having whatever maintenance guy that works for me at the time sign lease agreements and appear in eviction court. Judge has never made a deal about it. Not sure what is legal, just sharing 6 years and lots of evictions worth of 1st hand experience.
