@Richard Helppie-Schmieder how are you doing Richard, I haven't gone through the process of pre-approval just yet, but have talked to a lender and I was told I qualify for a $125k purchase at 3.5%. I am currently working as an apprentice electrician and saving up for the down payment. I do not have a lot of cash on hand though. Looking for a 2nd job to speed the savings up.

@Lucia Rushton I have talked to a lender and as of now, I qualify for a $125k purchase at 3.5%. I haven't gone through the process of pre-approval yet.

Hello! I am currently looking to take my first step at being a REI. My goal is to purchase cash flow properties (based off BP podcasts) that creates enough income, that'll allow me to leave my current job, within 3 years. I just moved to the Dallas area this past summer. Any tips on finding cash flow properties and what to look for when viewing sites like zillow? Thanks!
