Multi-family off market investment property located in the Woodlawn Area! This quadplex has separate electric meters with two units on the first floor (2,028 sq ft) and two units on the second floor (1,552 sq ft). The first floor units currently are a 2/1 & 1/1. The downstairs first floor 2/1 with potential to be a 3/1 and is roughly around 1500 sq ft. The downstairs first floor 1/1 is roughly around 500 sq ft in size.

Foundation bid for $18,000 to level out the foundation for the property. Electrical outlets throughout the units appears to be updated (3-prong) with 2-3 newer switch panels. One of the units had a fuse box panel. 

Comparable sold at 1702 W Mistletoe Ave was (3360 sq ft - 1932 build on 0.13 acre lot) with four 1/1 units sold at $97.91/sq ft for $329,000 (03/2018)

$97.91/sq ft x 3580 sq ft = $350,517. 

Comparable sold at 1601 W Woodlawn Ave was (3900 sq ft - 1927 build on 0.22 acre lot) with two 1/1 units, one 3/2 unit, one 2/1 unit sold at $93.58 sq ft for $365,000 (06/2018)

Additional COMPS sold in between $93.58-$107.23/sq ft x 3580 sq ft = $335,000-$383,000 range. 

RENTAL comps at $700-750/month for a 1/1 unit, $750-800/month for a 2/1 unit, and $1000+/month for a 3/1 unit.

@Jaire A Ruffin I would just look around the BP website. There is a book on estimating renovation costs by J Scott that I would recommend you read. ARV's you'll need to team up with someone who has access to MLS in the market or try a service such as Propelio that will give you access to COMPS.

I work out of the San Antonio Central office and have completed 140+ transactions over the last 2.5 years. You can find a handful of reviews/testimonials regarding my transactions with investors in this market.

At the end of the day there are multiple outlets you can source investment properties from, we are one of many. There's no obligation to buy and it doesn't cost anything to receive our deals. Honestly, most of the negativity I hear in the marketplace about New Western Acquisitions is from investors who have never done business with us and/or never met one of our agents to discuss how we work.

The investors I work closely with do their own due diligence before purchasing a home and are in majority repeat buyers. One of my investors just sold and closed on a deal I sold him in the summer and he has asked me to post his closing statement... not to be boastful but rather to show investors what can still be accomplished in this market.
