I am a new investor in the Atlanta area - I live in CA - I would highly recommend solution property management.  They are very nice to work with - super responsive and have taught me so much as a new investor.  Maryem and her team have helped me analyze deals.  I had lots of issues with my first rental and they helped me navigate with all these issues and found me great tenants.  I am only 1 year into this and now closing on my 3rd multifamily deal with their help.

Hello - I am a newbie investor from San Diego Ca - just purchased my first investment property in Atlanta (SW) !! Purchased duplex w/ 2 current meters --later property was converted to quad -- anyone have any idea of cost of adding 2 additional meters vs sub metering options to decrease costs ??  

I have also considered adding solar if it makes more financial sense to add cost of electricity to tenants for years to come. My thought was to finance the solar and charge tenants for monthly bill - this may prevent me from being stuck with extras on utilities  and increase rent  by including electric utility on lease.

Has anyone looked into solar -? Georgia has federal tax credit but not sure if applies to out of state investors?
