I was just wondering how it was that everyone knows when to stop following up with a potential lead. I've heard a lot of people say that when someone says "no" we should take it as "no not yet". So at what point do you call it quits? Do you wait until you get yelled at? I feel like that won't help build a very good reputation in the community. Just trying to learn, not judge :)

I've heard the two bigger pockets business podcasts about vivid visions and they seem to be a great tool for growing your business. I'm just curious if any one else has deployed them and how well they have worked for you. I would love to hear your own/your company's vivid vision!

Hey guys, new investor in Grand Rapids, Michigan looking for some advice. I think I want to start an llc to protect my investments, but I'm not sure what way to go. Should I just get one online? Is there something else that I should be aware of? Thanks for the help!

If I'm looking at Pre foreclosure on zillow and there is a foreclosure agent listed, do I have to call them or can I speak directly with the seller? After finding that out, how can I finance this deal without cash in hand? Should I use hard money for the purchase and just refinance? What would you do?

@Anson Young is right, but I would also just connect with a real estate agent. They can hook you up with automatic updates and help you understand your local market.

From the sellers perspective, what is the big deal about closing with cash? Is it just being able to avoid the appraisal and other possibly required repairs? As much as I love it and will use it to my advantage, how is it that those few expenses transfer to huge discounts when paying with cash?
