I also hate talking on the phone. I really don't know why. I guess it's always been that way.

I actually purchased a house a couple months ago and did not actually speak with the seller until the day of closing. It was a vacant property her mother passed away and left her and I negotiated everything, including owner financing over email. It was literally hundreds of emails but never once had to speak on the phone. I loved it.

My advice is to take a sub2 step by step and not try to accomplish everything with it. Sure you would love to acquire the property with very little down, using someone elses credit and rent it out for the next 10 years.

My theory is, if you find someone that will sell you a house sub2, take that and run with it. Get the house, and get rid of it. While explaining the process to homeowners they are always okay with the explanation until I get to the 'post-closing'. They always ask, "How long will this be in my name?" and "What about getting a new loan with this on my credit?".

Obviously this is the most shady aspect of a sub2. My advice get it sub2, be happy you did and sell it quick. Don't try to use sub2 as a long term financing vechicle. I swear, continuing to have a tie to their problem house scares more people that saying you are asking them to deed the house and not the responsibility. When they ask how long they will stay on the loan say, "trust me, I want this sold as soon as you do!"

You don't have to worry having the loan called due and you aren't subject to the rate on their loan.

Has anyone realized what a profitable venture a flea market is?

Basically you buy a large lot of land outside of city, set up permanent or portable pole barns/pavilions and rent spots by the day.

Think of the flea market nearest to you and run the figures. I live near the Waldo Flea market in Florida. The place is in Waldo, FL which is a very small town in North Central Florida but the property is on US 301. I own a commercial property nearby and have seen literally tens of thousands of people go to this flea market every Saturday and Sunday I am there. It's insane. They charge $17 for just one 2 x 6 table. That's not including the sites with electric/lighting, permanent tenants, food vendors, and storage facilities they have on site. I'm sure the taxes in Waldo, FL aren't breaking the bank and it would be a huge liability, so I'm sure the insurance isn't that bad either. I think they have to be pulling in over $1MM a year and the place is virtually empty M-Th.

Seems like a really good way to have a 200 acre commercial property cash flow with little permanent structures built.

I think the self-directed IRA is a huge, rarely untapped resource for most people.

I just feel that a lot of 'savers' would love to work with an 'investor' and would more than happy with a return much lower than RE investors would require for HM or profit splits.

Does anyone know how expensive cypress or cedar shingles are?

The look really nice on homes and I wanted to look into using them.

Honestly I would not worry about it. Is the State of Florida going to crackdown on you for hiring a bird dog. Probably not.

I wouldn't think you would want to bird dog 'representing' you anyways. Just tell them to send the deal to you, you sign an investment agreement with them, if you buy you pay them. I would want to do all the details myself, they are simply their to find the property.

A lot of attorneys love making things a lot more complicated than they should be. I'm sure he offered to word the website correctly, for a small fee.

You know, I always wonder why more people don't just put the sign on their car. You are getting exposed to literally thousand of people by just driving from one side of town to the other.
