The entire house has mold? Typically there's an issue somewhere along the line that caused the mold. Any mold on exterior walls? How long has it been since the water/moisture occurred/entered the building? 

Just a heads up if you find mold on an exterior wall make sure you pop off the siding on that wall if possible. I've treated the sheeting and replaced the studs then insulated and closed up the wall. Then about a year later got the call from the tenant and the mold was back. Opened it back up and the whole wall was loaded again... treated everything then took to the outside, took off the siding and sure enough the sheeting was covered with mold.  Treated the area and put the siding back on and have been good ever since...

@Allyson go to a title company and have them run the title($750-$1000) or go to the courthouse and do a title search. Read everything you can until you find a deed that describes the property as a 5 unit, likely in that same document you'll see a drawing of the property. 

My guess is you'll find out it's not a legal 5unit!

This 5unit... is it down town?

@AdamFout not sure how many properties you own but why not start a property management company? That's what I would do just for the peace of mind. If I'm not mistaken he can make $600/year before needing 1099 or a W-2

Hello BP! 

Recently on an online auction, I bid on a property and was the highest bidder and the winning bidder. The company sent me the contract to E-sign which I did immediately. I then went to my title company to drop off my earnest money. (Which was about 30min after signing contract) The title company deposited my check later that day. The following morning around 10am my realtor sent me a txt to check my email. Immdiately I checked my email and saw an email from the auction company.(The bank doesn't hold title on the property so the listing was removed and the property will be sold once the bank holds title to the property) 

Has anyone experienced this before? Is this even legal? The whole thing seems very fishy!

I'm in the process with XOME now... I put in a full price offer Pre-Auction with the thinking that it would have been accepted and a done deal and not even making it to auction. Unfortunately that was not the case and it was declined and has since gone to auction. I'l be interested to see how this unfolds.
