Greetings, I have been 'inactive' for a couple years and I have an old lease that I have used in the past and figured I need an up to date lease for Maryland (PG county). I looked in the 'file place' on this site and couldn't find it. Can any one assist with one or where to find? Thank you! Yvette

What are the benefits to have month to month vs a year lease? I have someone that wants to stay a year but I am not wholly sold on this prospect. I would also collect 2x the security. Thoughts please?

I found an example of an adverse action letter online, I assume they are pretty much standard and that I can probably use one of these and fill in the blanks? Thanks

I found one on line, is this a good example of what is needed to send? I included a link... http://www.tenantscreeningnow.com/Adverse_Action_Notice.pdf

Thanks to all for some great info. At this point I will not respond unless they contact me and then I will verbally let them know that they do not meet the minimum credit score.

Angelo, I normally have only a couple of applicants and look at them one at a time. Unfortunately we do not have a large influx of applicants in which to choose from.
