@Thomas Barrick, Thanks for the heads up. Cincy is close enough for me to drive to anytime I really needed to but definitely close enough to go drive the options and see where they really are. Do you self manage or pay a management company? How many units do you have there?

@Todd Dexheimer, Where do you personally draw that line between small and mid sized Multi Families? What you are saying makes a lot of sense to me, I am not sure that helps the "fear" portion that is involved, as far as having what at least for me would be a major investment not close by. As others have mentioned though it is close enough for me to run up there or over there anytime I feel it is necessary and I am in both those cities at least every few months anyway. Thank you Todd and @Ryan Evans for the advice.

@Paul Sian I agree with what you say and I would no doubt make the drive to see the options. After saying that, I see you are an agent in Cincinnati, anything you have on your radar currently for smaller multi family units? PM if you do. I am not yet sure that is the route I will go but am very interested in at least seeing what options are out there.

What are the pros and cons of each? Columbus and Cincinnati are both close enough t to make a visit whenever necessary.  They are each roughly an hour and a half drive. I think they will have a larger selection and growing markets.

I am trying to decide what my smartest investment strategy should be. I am in Southern Ohio and am looking at single family homes. my largest concern is that this a market that has been losing population for years and I do not see a whole lot of upside potential in property values or rent. My other option is to look at small multifamily units in Columbus or Cincinnati that I would then have to rely on property management companies to handle day to day. I would be self managing any local single family I may buy at least for the meantime. Any advice? The thoughts of long distance ownership for my 1st investment is quite intimidating.

Jeff, What is specifically pointing you to the Columbus area? I am 80 miles south of there. Living in Ohio (Southern and rural portion) I have had lots of trouble getting people to return calls in any business function. I am currently looking for my 1st buy and hold property and am struggling to find the correct people here to surround myself with to build those business relationships.
