We have a good sized portfolio and i left my corporate job in 2021.  After talking to my accountant we feel confident we meet the requirements. I've also launched a residential real estate painting company. My question for the group is would my hours as a contractor also count twoards the needed 750 hours?

Hi All- I'm looking for help finding a lender who will REFI at 30yrs based on the performance of an asset/income property. I've been enjoying the BRRRR strategy for years and its been a real blessing and fun ride. Recently a resigned from my well paying corporate career and no longer have that W2 that conventional banks love to see. We are also just wrapping up a beautful complete renovation on a house that we have about $170,000 of our own cash in. It should appraise around $220,000 and rent at $1400. On the podcast David mentioned a lending organization call "financemyrental.com" which is also "Dominion Financial". They will REFI a property based on the fundamentals of an asset and your good credit score---no W2 or tax statement needed. I thougth I had found my answer!!! However- they are unwilling to move forward because the town that we invest in does not meet their minimum population density thresholds. Is anybody aware of any alternative lenders that I could look to refinance with that will do so based on the fundamentals of an asset/income property?

Hi All,

I hoping to get some direction and advise from you pros out there on how to BRRRR and secure long term lending WITHOUT a W2. My wife and I have had a lot of success builiding up a good real estate portfolio by BRRRRing single family homes, duplex, triplex, four plex, and 8-plex. The difference between now and then is I no longer have my W2 job (which banks loved). I left my division vice president role to go into real estate full time. We have plenty of investors willing to lend short term- which is great- but I'd really like to keep BRRRRing and building our portfolio vs. flipping. David Green, on a recent podcast, had mentioned refinanceMyrental.com (Dominion Financial). They will refianance a property based on the assets performance and not youR income levels---they did deny my project, however, due to the fact that it is is a lower population density area. Darn!

Anyr alternatives suggestion would be greatly appreciated.  Thanks all!
