Post: Seller recently filed Chapter 11 and will Owner Finance

I am looking into purchasing a mobile home park and the seller is willing to owner finance. The property is under his LLC. The LLC recently filed for Chapter 11 bankruptcy according to the BBB. Seller has not mentioned this. Any thoughts?

I am not currently investing. I have just recently got into learning about real estate about a year and a half ago. I've read about a half dozen books and listened to most of the BP Podcast (check them out if you haven't they are awesome).
I am currently looking for deals in the same areas as you that work with the amount of funds I have available to invest. I have lost bids on two deals in the past two months to cash buyers in Wendell and Zebulon. I am finding these on the MLS. I am currently working on marketing materials to try and find sellers in our area. I am looking for homes under 100k that I can add value to. These are tough to find as I'm sure you know. I am beginning to lean towards manufactured homes because there are so many in our area and they are often in my price range that I am looking at.
What type of investing are you into?

I have read a handful of RE books, browsed BP daily, and followed my local market to get a feel for it. I feel I am almost ready to buy my first deal or start marketing for a property to house hack/wholesale. I am getting anxious!
My question is, I want to start attending my local REIA meetings next week and was wondering what should I bring? I don't have a website or any presence online besides BP and FB. I want to make business cards but don't want to look unprofessional with just my name and that I am looking for my first deal. I will be attending the TREIA meeting in Raleigh, NC.
Any advice?

Your story sounds very exciting..I can't wait to make my first deal. Why did your pipes burst..cold weather? Also, why should you get the power bill in your name before closing?
