I would consider 305 Hemphill School Road to be a better comp. Same street, same size, same level of renovations.

I have a company handling the renovations. The work includes adding a master suit and bathroom adding over 300 square feet to the house as well as completely new plumbing, electrical, HVAC, roof, flooring, drywall, siding, and fixtures. They also reinforced and waterproofed the foundation, rebuilt a screened in patio, and added a side deck. I have estimated low maintenance costs because the house is completely renovated and is basically new. ARV is based on recent comps in the area for sales of recently renovated houses on the same street.
