Phoenix market is VERY competitive! There are a lot of REI here as well as hedge fund buyers pushing up the prices at the auctions. Deals are still out there for flippers but much harder to find than the past. Definitely do your homework on neighborhoods. Lots of good areas(like chandler) and a lot of rough neighborhoods like South Phoenix.....Hope that helps

Jeff I sent you private message. I consider myself s novice still. There is so much to learn!  That said if I can help you at all I'm glad to. 

Getting the hang of this BP thing!  My wife and I have been doing flips for about 2 years while working full time.  We are closing on our 5th deal and have our 6th listed and waiting,  We bought all deals either at the Auction or from wholesalers.  My short term goal is to start buying the houses ourselves from motivated sellers.  I can see We are  losing out on much of the profits not doing so.  Our long term goals are to build our business into a flipping machine and end up with multiple rentals.  I'm currently working on a few partnership deals and trying to find some private money.  Oh and by the way...I LOVE REAL ESTATE INVESTING!!
