I am applying EIN for my Property LLC that has only one member that is my Holding LLC, shall I apply EIN as a single member LLC or partnership? When I try to establish it as a single member LLC then it automatically takes my name as the single owner. Please guide:

Step 1 : Shall I select Sole proprietor /Partnership/ LLC

Step 2: Shall I select "I am a responsible and duly authorized partner or general partner of this " OR "I am a third party applying for an EIN on behalf of this."

Ideally looking for 4-6 units or whatever best I can get under $800k, I need suggestions on where to search, MLS or some specific sites.

I am a newbie real estate investor with 3 single family rentals so far. I want to find multi family properties and would like to start with a familiar area to me that is Alpharetta, GA (as I have 2 rentals). Please suggest where to look and if any other areas that would be better as I am investing out of state.

Any help and guidance in this regard is helpful.
