I have recently targeted absentee owners and had a great response rate. The only issue is that they were not very motivated at all just interested in hearing my offer. The ole "I might sell if the price is right" which was really that they were looking for a retail buyer. Has anyone else encountered this response as well? If so, what marketing method and targeted group (porbate, absentee owners or pre foreclosures)do you feel has been the most effective for finding motivated sellers?

Appreciate all the feedback, I never geting into bidding wars. I know that I am bidding against homeowners that have no propfit potential in mind. I always run the numbers and submit my max offer. I do sumbit numerous offers on a weekly basis. And based on response I know that it has shifted from a buyer to a sellers market. But, then again the Houston market wasn't as affected by the down turn as much as the other cities and states like California, Florida, and Nevada.

@Will Bernard- I have gone after properties that are not able to be funded by conventional loans. And still manage to lose out to homeowners with (mattress money)as we like to call it here.
