Wow, awesome input and advice. I am going out of my home state CA to find more affordable units for cash flow. I am thinking of a mix of section 8 and regular rentals.

I know that most landlords avoid this route but I heard it provides stable cash flow and less evictions required but you need to make the property pretty durable. A high NOI portfolio has come up and is affordable/possible to do compared to CA prices.
Anyone have any experience with Section 8 rentals?

Thanks John, for pointing that out. I will have to check that. I remember seeing this info on a few of the properties but it isn't listed here on this spreadsheet which I didn't notice until now. Time to do more DD

I have all the financials and it is legit. I just flew out there last weekend from CA and checked them all out. The only downside is the appreciation value factor which is low but the rents are there. The properties are in good shape and 100% occupied. With my wholesaling experience, I am in the process of creating a turnkey rental co. for the "average Joe" investor to have some rentals and make some passive income since most can't afford it here in CA. I know another SF Bay Area investor who is racking in $30k per month in the same area with high NOI. Reading the BRRRR book didn't mention this option though.
