Thank you so much for your advice.I am going to take that in consideration. When you don't know that  much in real estate and you read a lot of books from different investors some may seen confusing.

 OK thanks for the info. Right now I am attending a couple of classes in real estate investment  that is teaching me how to analyze a deal. Just by reading books most investors want 12% proceed return on their money. Right now I am at 9% return. I do feel like that is good returned but not confident in that number. What do you think 🤔?

Are there any season investors that is willing to partner up on a deal with a new investor on a buy and hold are Buy and flip?
