@Justin Smith As a temporary solution, it sounds like you could use a HELOC from your primary home to use as the down payment for the new investment property. Then refi the apartment building to repay the HELOC. Be mindful of a couple things: 1. HELOC Terms - if the loan is interest-only payments for a year, make sure you’re able to refi the apartment before the loan maturity date. 2. Figure out the DSCR on the apartment in Cali. Just because it’s worth X, doesn’t mean you can cash-out refi at Y. You may get much less equity back than you think. You could also find short-term private money in MO. This would likely be the most expensive route. If the investment property is a good deal, you could also look at a partnership to lessen your capital requirements and spread the risk. That’s frustrating! Sounds like you know the area well and are already vested in the neighborhood, so it’s not as risky of a chase as most other negotiations IMO. Any value in partnering with the seller? Less risk for you getting in the deal and more potential upside for him later on - in addition to any residual benefits from the relationship.

Supposedly, crypto is a 350 billion dollar industry and if it goes up 10-fold again, that value is 3.5 trillion dollars... which would mean a massive loss for other currencies in terms of purchase power. So if it does reach 100k/coin, that transfer of wealth has to come from those who are not invested in crypto, right? Everyone is a genius in a bull market - if it’s a bubble being inflated by lots of hype instead of the real asset, I’ll be thankful not to have jumped on the bandwagon. But if it is going to be realized as “real” money someday, then worst case scenario is that I have to accept bitcoin for rent money. ;)
