Hi BP!
I am interested in GC’ing new construction homes and selling rather than fix and flipping and wanted to see if any of you had processes you were willing to share. I am a roofing contractor now and understand there are multiple trades when doing this, however, I wanted to get a better idea of which trade comes after the other. Feel free to let me know if this didn’t make sense and I will try to clarify better. Thank you!

Good morning BP!
I am 25 years old and own a duplex and one single family home that I currently live in. My current plan is to buy 1-2 single family homes to rent out per year, and then eventually move out of my current home to rent out as well, once I find my forever home.
I have a full time job which gives me the ability to save enough to buy 1-2 properties per year by putting 20-25% down. The properties I’m looking at are 3 bed/ 2bath, well kept, and don’t require any construction. My question to you all: is this the best way to go about it? I would love to purchase 10-15 homes and then focus on paying off all of the mortgages to have a greater monthly income. Please let me know if any of this didn’t make sense! I’d love to hear your advice.

I believed that RentRedi came free to me with a premium BiggerPockets subscription, however, when I click on my settings on RentRedi, it looks like it's going to charge me 19.95 in the coming days. Was it only free for the first month or is there something I'm missing? Thank you in advance!

Small multi-family (2-4 units) buy & hold investment.
Purchase price: $415,000
Cash invested: $30,000
This is my first ever investment property (house hack) that will hopefully kickstart my journey. Currently 23 years old at the time of purchase and will aim to househack a few more properties over the next 10 years and re-evaluate where to go from there.
What made you interested in investing in this type of deal?
Ultimately, listening to the BiggerPockets podcast and reading every BP book I could get my hand on made me interested in house-hacking.
How did you find this deal and how did you negotiate it?
My agent contacted the seller who was originally selling only one side and convinced them to let us make an offer on both. We did one round of negotiations before the seller accepted.
How did you finance this deal?
Conventional loan (extra money was funded through private money).
How did you add value to the deal?
Offering for both sides instead of one.
Hi BP! I am recently under contract for my first ever investment and first ever house hack! I am so excited to start my dream journey. With that being said, I have some questions. The duplex I’m buying already has a tenant and the lease will be switching over to me as well as the security deposit. For those with experience, is this a situation where you have the tenant sign your own personal lease once the title is switched to my name or just keep the current lease until it’s up and have her sign my lease when it comes to that time. I hope that makes sense. Thank you!!
