I love this, thank you! I wish we had more doing flips in Sedalia as it is a great area for it. Is there any way you would recommend learning to do the actual work in flips?

Hello,
I'm a pretty new real estate agent and I am 25. I have a lot of friends who are wanting to buy homes but it is an extremely tough market as you all know. Along with the listings being extremely limited, there is not much they can afford. What is the best thing for me to tell them in order to maintain future trust in me rather than just thinking it is my fault that we can't find anything?

Hi all,
I am a beginner real estate agent and would love to get into flipping houses or fixing them up and making them rentals. My problem is that I don't know anything about the actual repair process so it scares me to buy when I don't know the price of things to fix. I've been an agent for 6 months and in that time I have learned a ton about what to look out for buy reading inspections reports, going to inspections, and meeting field experts. But even with this I don't know the cost of things such as ripping out a wall or putting backsplash under cabinets, etc.
What is the best thing I could do to learn this? I want to learn but don't know where to start. Thank you in advance.
