Some have it, some don't and some have it but the lender won't care. Or you might have to personally guarantee the loan which kinda negates the the LLC.

I am working on converting my primary residence to a short term rental in Scottsdale, AZ. I wanted to set up an LLC and transfer it over in order to limit exposure to litigation. I am looking for an attorney who has experience with this kind of work that I can consult and work with to accomplish this. Can someone who has experience with this kind of work provide me referrals for someone that you trust?

@David Avery and @Melanie Johnston thank you for the detailed information. I am open to fixing up a bit and have cash available for that. What I am attempting to do is identifying what exactly is a good deal. I am not exactly sure what the rents are in the areas I am looking and how easy it will be to rent them. Melanie's words are encouraging because Scottsdale and the east valley is where I would like to buy my properties. As of now I am still trying figure out how to identify good deals. I haven't talked to any lenders yet so will get started on that soon as well.

@Hazar Kaplan how confident are you about a correction in Phoenix? I am primarily looking for cashflow so looks like I will have to wait anyway. I am a little worried to be sitting on a lot of cash for too long though because I like to be invested.

@David Avery Thanks! My girlfriend is currently looking at Mesa, especially the areas bordering Tempe. Things are looking better there but still not great cashflow. What areas are good over there?

Hi guys, I am new to BP and real estate and looking to get started in 2021. I am looking to invest in long term rental properties and am looking around the Scottsdale area. Prices are very high right now and I am not sure if I will find anything but I want to keep learning and hopefully be ready when deals arrive. I plan on branching out to other parts of the east valley as well such as Tempe, Mesa and Chandler as well. I am looking forward to meeting and getting to know everyone here.
