@Ned Carey what do you think of the OTC sales of lien certificates in the various counties in Florida? I am especially enamored with Sarasota which gives a ton of info on these 18%ers including any other tax liens outstanding on the property.

Thanks for the input Melody. Are there any states you have found more lucrative than others? I have been eying Texas with its 25% penalty. Others in the BigPockets forum seem to like Arizona. Any reason why?

Thank you Ned. I am aware of Virginia's limited opportunities and have broadened my scope to include Florida where I have relatives and any other state where the state regulations are not onerous and the possibility of a decent return exists. I am going to various tax lien and tax deed auctions online sites and reading what I can about the rules that guide these auctions and the bidders but it can get a bit overwhelming and confusing. I know I need to narrow down the number of states to pursue  and am trying to set up a matrix that defines all the various factors that must be considered in each.... maybe I'll finish it before I die. :-) In the meantime, in just one evenings perusal I have learned a great deal more from the posts on this website than I have at any of the online auction sites.

I am a retired CPA who has become interested in tax lien certificate sales/auctions and tax deed sales/auctions. As I am a beginner, I am looking to glean as much information from this site as I can before I stick my toes into these nuanced waters.
